Now Realtors and sellers are cautiously optimistic that a distressed market may finally be turning the corner. To Keller Williams Realtor Terri Harder, a new showing is just the latest sign there might be light at the end of the tunnel.

Low home mortgage rates, combined with the drop in property values, are helping bring homebuyers back into the market.

"I think it's a little bit of both," Harder said. "People who maybe have been watching the market and suddenly rates drop, that may get them off the fence and get them to actually make the move."

"I don't know if we've reached bottom," Harder said. "But I think now's a great time to buy. If you're buying because you want a home, now's a perfect time. If you think you're going to get rich in a year on your house, probably not."
